BG Property Tracker scrapes apartment-for-sale listings across Sofia from 7 portals plus nationwide court-ordered property auctions, tracks each listing's price history over time, and surfaces the ones most likely to be a motivated-seller deal.

imoti.net, alo.bg, homes.bg, imot.bg, olx.bg, bazar.bg, imoti.bg, sales.bcpea.org. imoti.net and alo.bg refresh every 24 hours (they're large sites with 300+ pages each); the other 6 refresh every 6 hours. sales.bcpea.org lists public property auctions ("публични продани") run by court-appointed enforcement agents nationwide - its price is a legal minimum starting bid, not a negotiable asking price.

Motivation score

A 0–100 score combining how much a listing's price has dropped since first seen and how long it's been on the market. Higher usually means a more motivated seller.

Badges

  • 🔥 Hot deal / Warm — motivation score thresholds.
  • X% below/above area avg — this listing's €/m² vs. the average for its area, across all sources.
  • ⚠️ Unverified price — the €/m² is far enough from the area average that it might be a data error (e.g. a misparsed price) rather than a real deal. Worth double-checking against the original listing.
  • ↓ X% since first seen — price has dropped since this listing was first scraped.

Land registry

The "Check land registry" link opens Bulgaria's official land registry portal. You'll need the exact address from the listing page, a free account, and pay a small fee per search — this app doesn't automate that lookup.

Duplicate listings

The same apartment is often cross-posted to several portals. Listings that match closely enough on price, size, and area are automatically combined into one card — the "+ portal" badges show where else it's listed, and its detail page has a small button per source to switch between each portal's own photos, price, and description. This is a best-effort match (no photo comparison, just price/size/area), so it can occasionally miss a real duplicate or, rarely, combine two coincidentally similar listings.
